Living in 85085: Why This Part of North Phoenix Is Just Getting Started
For a long time, this part of North Phoenix flew under the radar.
Now, it’s starting to show up in conversations across Arizona, and while major headlines often focus on large employers and big-picture development, there’s a quieter story unfolding east of the I-17 in the 85085 zip code.
One that’s about lifestyle, livability, and a community that’s still finding its rhythm.
As someone who lives here, I’ve had a front-row seat to that evolution.
Why We Chose 85085 in the First Place
When my husband and I decided to settle in this area, our reasons were surprisingly simple.
First, it offered the best value for space we could find in North Phoenix. The amount of room we were able to get — both inside our home and in the surrounding environment — felt unmatched for the price point.
Second, and just as important, was trail access. We love walking and running, and here we can step outside and cover miles without ever getting in the car. The trail network feels expansive and connected, which is something that’s hard to replicate in more established or denser parts of the Valley.
We knew choosing this area would mean commuting to our favorite restaurants and shops. What we didn’t expect was how quickly that gap would close.
Today, having places like theBar, Eggstasy, and Harkins Backlot within a short drive has completely changed how the area functions day to day.
New Development and Growth in 85085 North Phoenix
There’s no question that North Phoenix, and 85085 specifically, is experiencing momentum.
Local and regional reporting has highlighted a steady wave of new retail, dining, and infrastructure investment moving north along the I-17 corridor. Convenience-driven additions like a Chipotle with a drive-thru, Pepper Lunch, Handel’s Ice Cream, and a planned Costco are reshaping how residents interact with the area on a daily basis.
Personally, I’m excited about that growth.
Are there growing pains? Absolutely. Traffic patterns change, construction phases come and go, and no area grows without adjustment. But for me, those trade-offs are worth it if they mean greater convenience and a community that continues to thrive.
The one area where I feel more mixed is desert preservation. Developers are working with the city to protect large portions of the preserve, but there’s no denying that the wildlife we used to see has shifted as development expands. It’s something many longtime residents here notice and care deeply about.
The Outdoor Lifestyle Is Still the Anchor
What hasn’t changed — and what I hope remains protected — is the outdoor lifestyle that defines this area.
Running the trails here is peaceful in a way that’s hard to describe unless you’ve experienced it. Early mornings often come with quiet moments where you’ll spot coyotes in the distance or see quail moving along the walls as the sun comes up.
Living east of the I-17 carries a distinctly calmer energy. When we first arrived, it reminded me of parts of North Scottsdale — beautiful homes surrounded by desert landscape, with a sense of openness that’s becoming harder to find closer to the city core.
That balance between development and desert is what makes this pocket special.
Who Naturally Finds Their Way Here
What I’ve noticed most is how wide-ranging the interest in this area has become.
People are arriving from all over the country, drawn by job growth, new communities, and the opportunity to be part of something still taking shape. With that comes demand for living spaces that offer both modern construction and room to breathe.
And while some headlines make it seem like the story here begins and ends with TSMC, the reality on the ground is far more layered.
What the Headlines Miss About 85085
One of the biggest misconceptions is that this area is nothing more than tightly packed suburban neighborhoods.
Yes, there are newer communities with a more traditional layout, but there are also pockets that offer larger lots and even acreage, which surprises many people the first time they really explore the area.
Another misunderstanding is what “North Phoenix” even means anymore.
For years, it was associated with Uptown or Moon Valley. But the city has expanded dramatically. Today, many residents (myself included) consider North Phoenix to extend north of the Loop 101 and east of the I-17 — a definition that can spark debate with anyone who’s lived here since the 90s.
Is 85085 Still Early?
I’d describe this area as being at a midpoint.
Some neighborhoods are just being established, while others have been here for 20-plus years. That mix is what creates opportunity — and why the area feels dynamic rather than overbuilt.
For anyone planning a move in the next few years, this part of North Phoenix is worth watching closely. It’s no longer a question of if it will continue to grow, but how that growth will shape daily life.
A Resident’s Perspective
Living here means I’m not just tracking announcements or reading planning documents, I’m experiencing the changes in real time.
That perspective matters. Because understanding an area isn’t just about what’s coming next, but how it actually feels to live there right now.
If 85085 or east of the I-17 has been on your radar, or you’re curious about how North Phoenix is evolving beyond the headlines, I’m always happy to share what I’m seeing firsthand.
