If you’re considering making the move to Sonoran Foothills, you’re not alone. This highly sought-after master-planned community in North Phoenix offers gorgeous mountain views, a true sense of community, and quick access to the best of the city. But like any neighborhood, there are a few things you’ll want to know before making your decision.

Whether you’re relocating from out of state or just looking for a change within the valley, this quick guide breaks down three key things to know before buying a home in Sonoran Foothills. 1. Gated vs. Non-Gated Sections – Know the Difference

Sonoran Foothills is made up of multiple sub-communities, and one of the first decisions buyers need to make is whether they prefer a gated or non-gated neighborhood.

  • Gated sections typically offer more privacy, controlled access, and sometimes additional amenities. They often come with slightly higher HOA fees but can be worth it if privacy and a quieter atmosphere are important to you.
  • Non-gated sections are still beautifully maintained and offer the same access to the overall community amenities but with lower fees and sometimes more flexibility.

Both options are great—it just depends on your lifestyle and priorities.

2. HOA Fees Vary – Here’s What You Get

HOA fees in Sonoran Foothills are not one-size-fits-all. The fees depend on the specific section or neighborhood you're buying into. Some HOAs cover access to amenities like:

  • The community pool and clubhouse
  • Playgrounds and parks
  • Basketball and volleyball courts
  • Walking paths and greenbelts
  • Community events and lifestyle programming

Other HOAs are more basic and primarily cover neighborhood maintenance and landscaping of common areas. It’s important to review what’s included before committing, so there are no surprises in your monthly budget.

Sonoran Foothills is a well-established neighborhood, but it’s surrounded by new construction communities. This can be both an advantage and something to be mindful of.
